The Mint Eco Car Wash Southend Traffic Improvement Plan is finally complete!

dear neighbor,

Mint Eco Car Wash is first and foremost, a relationship-focused organization.  Maintaining a good relationship with the Community is a top priority for our team.  As we are all aware, the traffic situation on the corner of Southern Boulevard and South Olive Avenue is a problem for the Community.  With the return of ‘season’ and the general growth of our neighborhood, this problem is apparent almost every day.

History

As you are aware, Mint Eco Car Wash has a location at 316 Southern Boulevard (the corner of Southern Boulevard and Olive Avenue). This particular intersection has many problems, one of which is the traffic flow Southbound on Olive.  We have been working for over two years to solve the problem…without success. Solutions we have tried include investing over $1MM in renovating and redesigning our site to process customers faster (Chick-Fil-A tablets in the driveway, new computer system, multiple employees in the driveway, redesigned interior services and canopies, and added new tunnel equipment). In addition, we presented a plan to the City that redesigned the traffic lanes on South Olive in front of the wash, which was declined. While many of these efforts helped, none of them solved the problem.

Proposed Solution

Over the last few months, we have developed a solution that we believe, despite its imperfections, is the only option left. On April 22, we entered into a contract to purchase the property immediately to the South of our site on South Olive (the parcel on the Northwest corner of Malverne Road and South Olive). This property allows us to close our existing entrance/exit and move our entrance/exit 185 feet South of the Southern and Olive intersection (“Traffic Improvement Plan”). See the diagram of the site plan included here.

As the site plan shows, we are proposing using the newly acquired parcel only as the new site entrance/exit and an extension of our driveway.  We believe that the new site plan will dramatically reduce any impact from our operations to the traffic flow at the Southern and South Olive intersection.  Furthermore, the new parcel allows more customers to queue on our property, reducing the likelihood of our queue ever extending into South Olive traffic.  Finally, customers exiting our site will have an easier left/right exit onto Olive with the additional space.

To date, we have presented this plan to the City, local elected officials, and our local neighborhood association (SENA) and have been encouraged by all parties. In SENA’s case, we have an official letter of support from the organization for this effort.

Next Steps

While we are willing to spend the time, energy, and money (estimated at over $1.25MM) to invest in this solution, we cannot accomplish this change alone. Mint Eco need’s your support in garnering final State and City approval for this project. To that end, we ask that you write a letter of support for this project and/or sign our online petition.
